The floor plan shapes of new buildings within village settlements and open spaces should be elongated with aspect ratios of 1:1.5 to 1:2. A more modern design is possible – articulation. The ridge direction should run parallel to the tiles and parallel to the longer side of the building, or it must be coordinated with the existing design of the village or cluster of houses. The roof should be a symmetrical gable roof, possibly with eaves. The roof pitch should be between 35 and 45 degrees. The roofing should be tiled or dark, or should match the prevailing color in the village. Light roofing is not permitted. More modern roof designs (mono-pitched, hinted gables, slopes, and flat roofs) are also possible. The window openings should generally be vertically elongated. Agricultural buildings are allowed – cellars with living space (wineries and fruit storage), garden houses, holiday buildings. Rectangular floor plans are required with aspect ratios generally of 1:2 and a maximum built-up area of 50 m2. The building can have one floor above ground level and a usable attic. Buildings on sloped terrain, which are partially embedded or have their back wall fully sunk, may have only a usable attic above the basement floor – the knee wall can be a maximum of 1.6 meters high. The roof must be a symmetrical gable in roof pitches of 40 to 45 degrees with tiles or similar roofing material. The ridge along the longer side of the building must be parallel to the ground surface. Size and shape of the building plot: for individual residential buildings and holiday homes, the size of the functional land can be a maximum of 700 m2. The land is located in an area of cultural heritage protection / settlement and archaeological heritage – the area of the town core. Cultural heritage consent for the construction of a house has been obtained, which states that the construction of a single-family residential house is permitted. I highly recommend purchasing the land with project documentation to anyone who wants to build a charming and modern designed single-family house in a unique location in Laško, which rarely appears on the market.
