Property Description

The property dates back to 1749 and is a typical "Walser" house nestled in the historic hamlet of Gresmatten, located at an altitude of 1,330 meters above sea level in the highly sought-after Gressoney Valley. This structure, currently functioning as a hotel, is spread across four floors—ground floor, first floor, second floor, and attic floor—covering a total area of approximately 1,000 square meters. It also includes surrounding land used as a parking area and an outdoor terrace. On the ground floor, you'll find the reception area and lobby, both adorned with ancient larch wood, a cozy living room, and a reading room located in a bright, historic veranda. There's a bar, exclusively for hotel guests and outside visitors, also finished with old larch wood and featuring a beautiful wood-burning fireplace. Additionally, there are two comfortable and welcoming dining areas with large windows. One serves as an à la carte restaurant, also available to outside guests, and the other is designated for hotel guests on a full board basis. Service areas on the ground floor include an elevator, two restrooms, storage rooms, an office, a kitchen, a refrigerated room, a wine cellar, and, outside, a boiler room and a ski storage area equipped with boot dryers. On the first floor, there are five double rooms, a laundry room, a linen closet, and a wellness area located in a bright veranda. This wellness space is equipped with a Finnish sauna, a steam bath with chromotherapy and aromatherapy, a shower, an alpine brook, a tea corner, fitness equipment, a relaxation area, and a yoga area. The second floor hosts five double rooms and two triple rooms, an elevator technical room, a linen closet, and an ironing room. The third floor features two apartments: one with a mezzanine and a breathtaking view of Monte Rosa, and a three-room apartment with two bathrooms and dual views, both of Monte Rosa and the “Weissmatten” ski slope. All three upper floors have emergency exits leading to an external staircase. Proximity to local attractions and facilities includes: 600 meters to the pedestrian center, 1 kilometer to the Weissmatten Ski Area, 5 kilometers to Gressoney La Trinité, 12 kilometers to Staffal, and 800 meters to the Gressoney Golf Club. The hotel is also 27 kilometers from Pont Saint Martin, where the railway station and access to the A5 Turin-Aosta motorway are located, 90 kilometers from Turin Caselle Airport, 150 kilometers from Milan Malpensa, and 220 kilometers from Geneva Cointrin. Having served as a guesthouse and boarding house during wartime, the “Gran Baita” transitioned into a 2-star hotel before being upgraded to a 3-star establishment in 1995. It holds the distinction of being the oldest hospitality establishment in Gressoney, consistently appreciated by guests for its welcoming atmosphere. Gressoney and its valley have always been a major tourist attraction, renowned for their unspoiled natural beauty, picturesque views, eternal glaciers, and some of the highest peaks in Europe. The region also boasts a millennia-old culture tied to the Germanic-origin “Walser” people. Visitors to the region can immerse themselves in this unique culture by exploring its architectural, literary, linguistic, and culinary offerings. Every corner of the village reflects the rich legacy left by the “Walser.” Furthermore, the range of activities available in Gressoney is extensive, both in summer and winter. As the center of the Monterosa Ski Area, Gressoney offers 180 kilometers of perfectly maintained slopes. The ski area is set to become one of the largest in the world, thanks to its upcoming connection with Cervinia/Valtournenche and Zermatt. In the summer, in addition to hiking opportunities ranging from 1,300 meters up to the snow-capped peaks of Monte Rosa at 4,000 meters, Gressoney offers golf enthusiasts a 9-hole course plus 3 executive holes, all with stunning views of the glaciers. Currently, the property is leased with a contract that expires annually on April 30th. The owners have decided to put the property on the market and are therefore considering purchase offers. The asking price for the sale is €1,500,000. This notice is not a binding commitment for any potential sales negotiations. Any review of official documentation can be arranged on-site. Best regards, La Gran Baita S.a.s.
