Dear ladies and gentlemen, Real estate agency is pleased to present to your attention land with a total area of 949 469 m2 located on the territory of the Sozopol Municipality, Burgas District, the nearest point to the sea being at 800 meters, and the most distant – less than 2000 meters to the east, near the Duni1 vacation complex, which is a resort of local as well as national significance. The location we are bringing to your attention is located at around 30 km from the city of Burgas (203,253 inhabitants) and about 45km from the Burgas Airport. In accordance with the approved land use plan of the Sozopol Municipality, the land estates are assigned to five zones according to functionality and in compliance with the Black Sea Cost Act, as follows: • Zone A for “public services”, with an area of 11,725 m2 . Regulated land estate for “public services” with construction works parameters: 60% density, Cint2 Zone B for “public services”, with an area of 105,209 m2 . The land estates in the area have an effective ruling by the Mayor of the Sozopol Municipality for regulation of a land estate with construction works parameters: 60% density, Cint: 1.5 H ≤ 10 m. • Zone C for “low-rise residential areas”, with an area of 187,782 m2 , with construction works parameters: 40% density, Cint: 1.5 H ≤ 10 m. • Zone D for “area for a resort and auxiliary activities, vacation complex”, with an area of 490,663 m2 , with construction works parameters: 20% density, Cint: 0.5 H ≤ 10 m. • Zone E for “recreation areas for villas”, with an area of 27,665 m2 , with construction works parameters: 20% density, Cint: 0.8 H ≤ 7.0 m. • Zone F - with an area of 126,221 m2 , agricultural land, with permanent use designation – forested area without lumber producing capabilities.
