Description de la propriété

Winemaker's house of 122 m² of living space in the heart of the village. Located in Maury (Pyrénées-Orientales), a village of 850 inhabitants, 30 minutes from Perpignan. The NEW price is 298 000 euros ( negotiable ) and the DPE is C. The house has been tastefully renovated and has a lot of charm. It's family home ; my grandparents were winegrowers in this village. It has 3 bedrooms, a living room, a large open-plan kitchen/lounge, an office, 2 bathrooms, a large south-facing terrace, a large garage with a workshop, a garden, and a smaller garden below. It is on 2 floors. First floor: a living room (18 m²) plus an office (8 m²), an open-plan kitchen/dining room (28 m²), a bedroom (16 m²), a bathroom (5 m²), and a large terrace (21 m²) with magnificent mountain views. Second floor: 2 large bedrooms (16 and 20 m2), a bathroom (3 m2), and a double attic (one large and one small, 27 m2 + 8 m2). On the second floor, the double attic can be converted into a large additional living space. On the ground floor, there is a garage (for two medium or small cars) with a workshop, a sink, and a shower (75 m2). The outdoor space comprises a chill-out area or covered terrace (25 m2) with a summer kitchen (two barbecues), a first garden of 123 m2, and a second garden below (28 m2). The garden has a well (which is very rare) as well as old grapevines that produce excellent grapes in abundance every year. The house has air conditioning. It has several heating systems: an air-to-water heat pump, an oil-fired boiler, hot/cold air conditioning, and a working fireplace. The radiators are cast iron. The house is equipped with fiber optic internet. It's an older and solid house that you can move into immediately. There's the option to leave some furniture (to be discussed if interested). The energy performance certificate (DPE) rated this house C (which is very good for a house dating from the 1910s). Energy costs are estimated between €1,400 and €2,000 per year. Property tax is approximately €1,500 per year. There is the option to purchase, for an additional fee, a large vegetable garden (currently containing two fig trees, two small apricot trees, a small cherry tree, a small lemon tree, and grapevines that produce fruit; you can develop it as you wish). It is located 200 meters from the house and is supplied by the town's community water system. Maury is 30 minutes from Perpignan, 40 minutes from the beaches, one hour from Spain, and 90 minutes from ski resorts (Les Angles, Font Romeu, Andorra, etc.). There is a daily bus service to Perpignan, several times a day. Perpignan has a TGV train station. The A9 motorway is 25 minutes away. Perpignan Airport offers direct flights to Birmingham, Leeds-Bradford, Dublin, London, and Paris. For wine lovers, the village of Maury is well-known and regularly receives national awards for its excellent wines (Muscat, Rancio, red, rosé, and white). It is surrounded by vineyards that change the landscape's color with the seasons. In this region of France, the sun shines 300 days a year. Maury is a lively village with a bakery, pharmacy, local shops, a tobacconist, a grocery store, a restaurant, a village café with a terrace, a doctor, a physiotherapist, an osteopath, a naturopath, a car mechanic, and building tradespeople. There is a small farmers' market (fruits, vegetables, cheeses, regional specialties, etc.) every Tuesday and Saturday morning, and Thursday evening from May to September. There is a nursery and primary school. The village also features a brand-new multi-sports area and a children's playground. There is also a community cinema (4 screenings per month) and a village hall with numerous events throughout the year. Supermarkets and petrol stations are a 10-minute drive away. For tourists, Maury has a station for the little red tourist train that connects it to the upper Aude Valley (Axat). Every year in June, the now very well-known Women's Voices Festival takes place. Nearby are the magnificent citadels of the Cathar castles (Quéribus, Peyrepertue, Aguilar, etc.) and the famous Galamus Gorge. A 10-minute drive away, you will discover the famous and very touristy village of Cucugnan (you know the story of the priest of Cucugnan by Alphonse Daudet?) as well as the "best" bakery in France (according to Professor Henri Joyeux of the Montpellier Faculty of Medicine). In less than an hour's drive, you'll find yourself in the upper Aude Valley with its mysteries (Bugarach, Rennes-le-Château, etc.). Maury, thanks to its vineyards and schist terroir, boasts a cooperative winery where you can enjoy complimentary tastings of its wines, as well as numerous highly regarded private cellars (Mas Amiel, Mas de Lavail) and thome of then are english speakers like the famous wine « Department66 » who export his production to the US.
